Las Vegas Schools Kicks Off Several Events for the New School Year
Las Vegas Schools ‘ Cheyenne High School Host Specialist in Gender Neutral Education
Dr. Leonard Sax, one of the foremost authorities in the success of gender neutral education, addressed the teachers and staff of Cheyenne High School. This was part of a professional development day scheduled before the start of the new school year. Dr. Sax is an author, psychologist, and family physician who has become a leading scholar on the topic of how gender differences affect student learning.
Dr. Sax’s day long presentation at Las Vegas Schools’ Cheyenne High School was based on twenty years of educational research and his most recent book, “Why Gender Matters.” Cheyenne High School has been using gender based instruction for a few years now based on the idea that males and females learn differently. Students who experience gender based education have been shown to ask more questions and have fewer problems with discipline. Dr. Sax’s workshop offered practical advice on discipline, gender stereotypes, and helping students avoid smoking, drugs and alcohol.
Las Vegas Schools Energy Conservation Program Reports Savings
The Two hundred and thirty-four Las Vegas Schools have will receive rebates for saving energy during the 2005-2006 school year. Schools in the Las Vegas Schools that have cut their energy costs by 10% or more will receive rebates of between $1,500 to $5,000. These rebates will be placed in a special account fund and will total around $560,000. Schools will be allowed to use these funds on anything that could directly impact student learning and achievement. This energy saving fund rewards those schools that have made behavioral changes in how they use energy. Las Vegas Schools that qualify for the program are those that can show that they have at least two years of documented utility history and then show that they have cut their energy use by at least 10%.
This energy conservation program asks staff and faculty of Las Vegas Schools to keep school doors and HVAC systems, computers, lights, and electrical appliances turned off when not in use. Faculty are also asked to report lights, HVAC systems and refrigerators that are not operating.
The 2006-2007 Las Vegas Schools’ Back to School Tour
This year’s Las Vegas Schools’ Back to School Tour focuses on the new schools opening in September. This tour is conducted by the Las Vegas Schools’ Superintendent. The current Superintendent, Walt Rulffes, tours all the new schools and will take part in ribbon cutting ceremonies at each of the new schools. The Las Vegas Schools’ Superintendent will visit with faculty, staff, and students.
The tour begins at Rancho High School, then to Johnston Middle School, then to its new neighbor, Hayden Elementary School and finally finish at Dearing Elementary School. Dearing Elementary Schools was just named a High Achieving School by the No Child Left Behind Guidelines.
Las Vegas Schools’ Tanaka Elementary School Starts the New Year Right
Tanaka Elementary School is starting the new school year by having a picnic open to the parents and community members. The picnic is intended to build a stronger school community and celebrate the start of school. Along with food and games, local political candidates will stop by to meet and greet the crowd. The picnic is being organized by the Tanaka Elementary School’s Parent Teacher Association.

Buying Foreclosures in Las Vegas Has Never Been Easier!
In its January 11th, 2009 issue The New York Times heralded Las Vegas as its “Frugal Destination of the Year,” proclaiming that “Las Vegas has been buffeted by the economic crisis, and deals are plentiful along the Strip.” According to Dr. R. Keith Scher, director of the Center for Business and Economic Research at the University of Nevada, occupancy rates in the city’s 141,000 hotel rooms are down 15%. This results in great deals on accommodations all along the spectrum…from the high end 4 and 5 star properties through the bargain destinations downtown. The Times says that restaurants and shows are also getting in on the act, with performances like Cirque du Soleil offering discounted tickets for the first time in history.
And if bargain food, lodging and fun aren’t enough reason to visit Sin City, Las Vegas also happens to be the largest foreclosure market in America. Properties are selling for 30% of their highs two years ago and are showing strong cash flow for the first time in decades. Now is definitely the time to stay, play and buy in Las Vegas.
As a full time real estate investor, I have been buying and selling in the Las Vegas market for the last 5 years, and the deals that I have seen in the last several months have been better than ever before.
Here are just a few examples of recent transactions that I have brokered for my clients:
7461 Enviable Ct. – This is a 3 BD/3BA, 1300 sq. ft. property that was listed at 109K. We negotiated down to 90K with a cash purchase. The property should rent for around $1395 which, even had the client needed to secure a loan to purchase, would still provide for monthly cash flow between $500 and $700.
Regent Condominiums Unit 1105 – This is a 2BD/2BA, 1247 sq. ft. condo that we wrapped up at $64,000. It sold new in 2004 for $163,400. We secured a renter for the property at $965/mo. the day it closed escrow. This resulted in a positive cash flow for the buyer of over $600 per month.
9502 Milkweed Canyon – This is a 4BD/2.5BA, 1559 sq. ft. home that sold new in 2006 for 257K. We picked it up at 107K. It should rent for between $1200 and $1500, resulting in a positive cash flow on a traditional P&I loan of $490 to $620/mo.
These are incredible opportunities and we are having tremendous success negotiating with sellers to bring already bargain properties down another 10 – 20% from their list prices. This is definitely a great time to buy in the Las Vegas real estate marketplace and we expect the opportunity to continue for another several months at least.

Shin Kong Wedbush has Three Reasons to Buy Las Vegas Sands Today
Historically, tumultuous times offer some of the best opportunities to buy stocks, and the market’s recent mess surely qualifies. Many investors are keeping their distance from casino and gaming stocks these days, but a good deal still think there’s value in casino operator Las Vegas Sands (NYSE: LVS). Many investors our still rating the company remain bullish, so there’s no shortage of reasons Las Vegas Sands will thrive, three of which I’ve highlighted below.
1. Macau
Las Vegas Sands has a growing presence in the booming city of Macau, which is its biggest source of revenue. It plans to restart stalled construction on its new resorts in January, with the first phase opening in mid-2011. Like Melco Crown Entertainment (Nasdaq: MPEL), the company plans to continue building there and eventually expects to have a total of 20,000 hotel rooms in the area, a gambling haven that provides big opportunities for many operators.
2. The house always wins
Despite a struggling Las Vegas casino industry that had an effect on operators like Las Vegas Sands, MGM Mirage (NYSE: MGM), Boyd Gaming (NYSE: BYD), and Wynn Resorts (Nasdaq: WYNN), some metrics show that the decline is slowing and thereby lead some to believe that the worst may be over. Las Vegas Sands already sees an improvement in 2010 bookings, and some CAPS members believe that the city of Las Vegas will regain its popularity with people looking to roll the dice.
3. Skin in the game
Similar to Jeff Bezos’ ownership in Amazon.com (Nasdaq: AMZN) and Warren Buffet’s massive stake in Berkshire Hathaway (NYSE: BRK-B), CAPS members like that Sheldon Adelson and his family are playing for the shareholders. The family invested hundreds of millions more in the company last year to help it survive and added more shares to their already large stake earlier this year.
